When it comes to market value, I will research the sold homes in your area that have similar amenities in the last 6 months to 90 days. This is the same data that an appraiser uses. They don't use Zillow or An appraiser will use the same data from the MLS that I will use.  We need to compare apples to apples. It has to be a sold home because we know that is what a buyer is willing to pay. An active or even pending comparison is just another factor to be considered, but it does not get as much weight as a similar home that has recently sold. An appraiser will also look at an average of these sold homes, so that is where your price may have to be.
