Should I Wait Until Spring?

Sellers often contemplate the question of listing their home for sale during the winter/holiday months or to wait until the spring season.  Sometimes you don't have a choice, but when you do, here are some things to consider.  There are some pros and cons in regards to putting your home up for sale during the Holiday Season in Michigan.

Benefits of Selling During the Holiday Season in Michigan

1.  Less Competition - There is probably going to be less competition for your home since a lot of other sellers are also thinking that they should wait until the busy spring selling season.  If you home is in good condition, and priced right, you should be able to attract a good buyer.

2.  House Usually Looks Very Nice - Since most people decorate during the holidays, your home will probably look very festive, clean and inviting!  You will have to have your home presentable during the showings anyways, why not make it look a little more welcoming and homey?

3.  Serious Buyers - Usually only the pretty serious buyers are out looking at homes in the middle of winter.  It's cold and snowy, and if they don't have to travel out and about, they are less likely to be looky loos.  They are out looking because they need to buy something soon.

4.  More Access to Services - During the off season, there is more of a chance that you will be able to have more flexibility with movers, repairman, inspectors and appraisers.  The demand for them might not be so high during this time.  This may help your process go a little smoother.

Disadvantages of Selling During the Holiday Season in Michigan

1.  Inconvenience - During the holidays, you may have out of town guests visiting, and everyone will have to relocate for showings.  You also may have to pack up your holiday decorations if you close before the holiday.

2.  Days on Market - If your condition is not great, or you are priced too high, you will have a large "days on market" number by the time the hot selling season hits.  Agents and Buyers will question why you haven't sold, and why this number is so high.

3.  Moving Day - One huge disadvantage is that you may be moving during inclement weather.  If you really don't have a choice to sell, you will just have to take your chances!

4.  No Choice - You may not have a choice, and you have to sell for various reasons.  Hopefully the process will be quick and smooth!
